Surrey is not one market. It is a collection of very different ones, spread across a city large enough that a listing in Cloverdale and a listing in Crescent Beach have almost nothing in common. That matters when you decide whether to add drone photography, because aerials are not equally useful everywhere. Here is how we think about it when a Surrey realtor asks whether a drone is worth adding.

Where aerials help most in Surrey

Acreage and rural-residential lots

In parts of Cloverdale, Fraser Heights and the rural edges of the city, buyers are purchasing land as much as a house. Ground-level photos struggle to show lot size, the shape of the property, how far the house sits from the road, or what the neighbouring parcels look like. A drone shot answers all of that in a single frame, and it is often the image that makes a buyer pick up the phone.

View and slope properties in South Surrey

Homes in the Ocean Park, Crescent Heights and Elgin areas can have views toward the water or the mountains that never show up in a street-level photo. Raising the camera to roof height or a little above can reveal the view that the home actually has, as long as the image is honest about what a buyer will see from inside the house. We always tell sellers that an aerial should support the listing, not oversell it.

Larger lots with outbuildings, pools or sport courts

Detached shops, guest cottages, pools and generous backyards are features that look scattered in a ground gallery. From above, they read as a connected property. For buyers comparing several large-lot listings, that clarity helps.

Homes backing onto greenspace, parks or farmland

Surrey has a lot of parkland and agricultural land. A home that backs onto a greenbelt or farm field has a real lifestyle advantage, and an aerial shows what the backyard actually borders in a way that fence-level photos cannot.

Where a drone is less useful

For a typical strata townhome or a condo in a City Centre tower, a drone adds little. A buyer is not purchasing the roofline or the lot, so the budget is usually better spent on strong interior photography, a floor plan or a 3D tour. The same goes for a small urban lot where the neighbours are close and the view from above would mostly show other roofs. We would rather tell you that up front than sell you an add-on that does not move the listing.

Practical considerations for flying in Surrey

Airspace. Parts of Surrey sit relatively close to airports and aerodromes, and some areas are controlled airspace. Flights in those areas can need authorization, so it helps to mention a drone request when you book instead of the morning of the shoot.

Weather and wind. Fog, rain and strong wind can all mean a reschedule. Because aerials look best in clear light, we often pair them with the same visit as the exterior photos and adjust the timing if the sky is not cooperating.

Neighbour privacy. A responsible operator frames the shot around the subject property and avoids lingering over neighbouring yards. It is worth asking any provider how they handle this.

Seasonal foliage. Full summer trees can hide rooflines and lot edges, while late fall and winter can show more structure but less green. Think about which story the property needs.

Tidy the yard first. Aerials expose everything, including parked vehicles, trailers, tarps and unmown lawn, so a quick tidy before the shoot goes a long way.

Photo or video?

Still aerials are usually enough for a conventional home. For a large acreage or a property with a lot to show, a short flyover clip can give buyers a better sense of scale and approach. Our drone photo and video service covers both, and we are happy to recommend which one suits the property in front of us.

Bottom line

In Surrey, drone photography earns its place when the property's value is in the land, the lot or the setting around it. For compact urban homes and condos, ground-level work is usually the smarter spend. If you are unsure which camp your listing is in, send us the address and we will give you a straight answer.
