Making Burnaby Listings Glow: When Twilight Photography Is Worth It

Burnaby is one of the most varied cities we shoot in Metro Vancouver. Within a few kilometres you can go from a tower rising beside the Brentwood SkyTrain station, to a character home in Burnaby Heights, to a leafy detached property near Deer Lake. Each of those listings has a different story to tell, and twilight photography tells some of those stories far better than a midday shot ever will.

This guide is the practical version of what we tell agents when they ask whether a dusk session belongs in their marketing budget.

What Twilight Photography Actually Does

A twilight shoot is taken in the short window after sunset when the sky still holds colour but the interior lights are on. The result is a warm, glowing home against a deep blue sky. In a scroll of MLS thumbnails, most exteriors are flat daytime shots in similar grey or white light. A well-executed dusk image stops the scroll, and it does so before a buyer has read a single word of the description.

It also does quiet technical work. Windows that reflect grey sky at noon become clear openings showing lit rooms. Landscape lighting, porch lights and pathway lights come into play. A home that looks ordinary in flat light can look inviting at dusk.

Burnaby Property Types That Benefit Most

Burnaby Heights and North Burnaby character homes. Older homes with covered porches, big front windows and mature landscaping photograph beautifully at dusk. The warm interior glow reinforces the sense of a lived-in, well-kept home, which is what many buyers in these established streets are looking for.

Newer detached homes and duplexes. Contemporary builds often feature large windows, feature lighting and clean architectural lines. Twilight shows those off in a way daylight can't, and it's especially useful when a builder or seller has invested in exterior design.

Homes near Deer Lake and Burnaby Lake. Properties backing onto greenery often have a lot of dark, textured foliage in daytime shots. A dusk session lets the lit home separate cleanly from the trees and sky.

Townhome complexes and low-rise condos with strong street presence. Where the building entrance and landscaping are part of the selling story, a twilight exterior can make a complex look welcoming rather than generic.

When Twilight Is Less Useful

We are happy to talk agents out of a twilight add-on when it won't move the needle. A high-rise condo in the Metrotown or Brentwood corridor is sold on the unit, the view and the amenities, not the tower's exterior, so budget usually goes further on strong interior work or a video tour. A unit with a spectacular view can also be shot at dusk from inside the suite, but that is a different job from an exterior twilight and it's worth discussing before you book.

Similarly, a home with a dark, overgrown or heavily shaded exterior that is being sold as a teardown or redevelopment site rarely benefits. The buyer is purchasing the lot, and a clean daytime or aerial shot will serve better.

Practical Notes for Booking a Burnaby Twilight Shoot

Timing is the part agents most often underestimate. The good light lasts only a short stretch, and the exact window shifts through the year. In the summer, dusk comes late, which can be inconvenient for sellers. In the fall and winter it arrives earlier, which is easier to schedule but weather-dependent, since rain and heavy cloud flatten the sky colour. We build a weather backup date into most twilight bookings rather than treating the first date as final.

Preparation matters as much as timing. A few things make a real difference:

  • Turn on every interior light, including closets and hallways that face windows.
  • Switch on exterior, porch and landscape lighting, and replace any burnt-out bulbs beforehand.
  • Move cars off the driveway and tidy the street frontage.
  • Close blinds or open them consistently across the front of the house.

It often makes sense to pair twilight with the daytime shoot on the same visit, so the crew is already on site and the interior work is complete before the light changes. If the property also has a strong lot or view, a drone photography pass in daylight followed by a dusk exterior covers both the setting and the mood in one appointment.

Is It Worth the Add-On?

Our honest rule of thumb: if the home's curb appeal, architecture or landscape is part of why someone would buy it, twilight is usually worth considering. If the sale rests almost entirely on the interior or the view from inside, put the budget there first.
